BUYER COUNSELING SESSION:
Whether you are a First Time Home Buyer or experienced in the process, I strongly recommend a Buyer Counseling session before we start working together. The primary focus is to gain a better understanding of what you are looking for, your reasons for the move, the timing, and any other issues that will allow me to be as helpful as I possibly can. I also review the transaction process itself, as there are many steps, from the home search itself to the offer to the contingency period to the close of escrow. The more you understand about what will or can happen, the better prepared you will be to handle your role as buyer...and the less anxious or frustrated you will be when things don't go as expected. That, unfortunately, tends to happen more often than not.
The other important part of the counseling session is for you to get to know me better - how I work, the services I can provide, my experience and knowledge - and I will answer any questions that you have. In order for us to work together effectively we need to feel comfortable with each other. Part of this discussion will focus on the Agency Relationship (you can read more about this in my FREE REPORTS section), since you have a choice whether I will represent you as a Buyer Agent or as a Seller Agent. You do not have to decide right away but a decision must be made before making an offer.
FOR RELOCATING BUYERS:
If you are moving here, I will provide a number of services to facilitate that transition, and make the home-buying process easier. And check out my new blog, Relocation A to Z! for lots of helpful tips.
- I will preview homes that are of interest to you and provide digitized photos for you to view
- When you come to town to look at property, I will coordinate a full schedule of homes to view, based on our discussion of what you want and need. You will know the full itinerary before you arrive
- I will provide as much community information as I can for the areas that interest you, and will include a Customized Relocation Package
- I have set up a NEW BLOG for fans of coastal San Diego- an expanding resource for out of towners who want to know more about living in this area.
- After a contract is signed, I will handle all the details that you cannot while out of town, until close of escrow
- After close of escrow, if you are not moving right away, I can check on your property regularly, and will be available to let in contractors for estimates and if work is to be done
- I will provide a guided area tour for you once you have arrived and are settled so you will get to know the area - where to shop, beaches, restaurants, etc.
TRANSACTION MANAGEMENT SERVICES (post-acceptance):
Once you have signed a contract, either as buyer OR seller, I provide the services of a TRANSACTION COORDINATOR, whose job is to make sure all the paperwork is completed correctly and to coordinate the flow of documents between all the parties to the transaction (buyer, seller, agents, escrow, lender). The benefit to you is that this frees up some of my time so I can be more involved in the actual transaction (inspections, investigation and research, problem solving, educating) and making sure it proceeds smoothly. Plus we are assured that all the disclosures are signed, and everyone has the documents needed to complete the transaction on schedule. My Transaction Coordinator is always available to answer questions and to assist in getting paperwork to you if I cannot be reached.
If the title/escrow work is with UNITED TITLE, I can also provide a terrific on-line transaction management service. Simply, this tracking service, called CLOSING POINT, allows all parties to the transaction (most importantly YOU) to receive regular emails regarding the status of the loan and updates on the numerous activities the escrow/title company has completed. That way you will always know what things are pending and what has been completed and when...and you won't miss any important deadlines which can threaten your transaction.

SERVICES FOR MOVING (for local buyers and sellers):
If you need boxes for moving (or getting your Carlsbad home ready to sell), I will provide, FREE OF CHARGE, a variety of different sized boxes used in the moving industry for packing your dishes, books, paintings, and other items...and I will deliver these boxes to your house if you want! I can also provide some bubble wrap and wrapping paper if you need it. I only ask that we be kind to the environment and recycle...so I will pick up your used boxes once you are moved in and no longer need them!
SERVICES AFTER YOUR MOVE:
If you are new to the area, after you move in and start to get settled I will take you on a guided tour of the area to help you get acclimated. Need to know where to shop? Where to buy flowers and other gardening supplies? Where to eat? What beaches to visit? Just let me know what you need!
And if you need contractors (builder, flooring installer, painter, electrician, etc.) I can provide you with names and numbers of people I have used, or who have been recommended to me.
